• GROWTH: The rapid growth of e-commerce sales across Mexico is spurring real estate demand for last-mile logistics centers in major cities like Monterrey (pop. 4.6 million) where companies like Amazon and Walmart have developed distribution centers in the past year and a half.
• ESTIMATES: According to real estate developer Colliers International in Monterrey, last-mile logistic centers share of total real estate deals grew from only 2% five years ago to 20% today. Industrial projects developer Nexxus says 50% of its projects in Monterrey are last-mile logistics centers.
• DOWNTOWN: “(These) are centers from where distribution or delivery trucks leave, from where courier companies…reach consumers. For example Amazon in Monterrey rented one 16,145 square feet warehouse in the downtown area”, says Sergio Reséndez at Colliers International.
• STRONG: Online sales in Mexico are recording the strongest growth pace of any economy around the world (between 35%and 38% growth in 2019) according to market research company eMarketer. This is mostly due to greater trust on e-commerce and mobile phone use expansion.
